Median home price is UP as compared to last year by 7.9% and is at $379,900. This follows a month of a slight median price decrease. Active listings are UP this month by 4.1% to only 177 homes on the market. As expected, the number of listings is increasing as we get closer to the spring selling season. Closed sales are down 13.2% to 66 this month again after coming off a couple of months of decreases. The majority of the homes sold in Flower Mound are between $300,000-$399,999 which represent 36.5% of all homes sold in Flower Mound. Months of inventory is the same as last month at 1.7 months as compared to 1.6 months last year. Days on market is UP 4 days from last year to 44 days to go under contract which means the homes that are selling are moving 4 days slower than this month last year.

After seeing a median home price decrease for the past 2 months we saw a pretty significant increase this month which is encouraging to sellers especially as we approach the spring home market. The increase in the number of homes for sale this month is expected as we get closer to the spring and summer hot selling season.
