With so many real estate agents licensed in the Texas market, the process of picking the right one can be quite perplexing. But how do you know which one is the best for you?

Here are 9 sure-fire tips and guidelines to consider when seeking out the right listing agent:

1. A Knowledgeable Agent

Like any other profession, a REALTOR® should be well equipped in the field. They need to have an undeniable ability to answer questions and think fast on their feet. They should be familiar with the Texas real estate laws, pricing schemes, market, climate, and trends. In addition, they should also be prepared to give guidance for the best way to sell your home.

2. Up-to-date on Marketing

In today’s real estate world the internet is playing a significant marketing role. Many home buyers start their search online. With all the different home websites such as Zillow and Trulia many buyers even question whether they need an agent to buy a home. The right listing agent knows how to market your home to buyers. Watch our video below to hear about why buyers need a REALTOR® to find a home.

3. Get Recommendations

Like in any business, have your friends, family members, or any trusted person who has recently sold their home in your area to recommend their real estate agent. You can ask about their experiences with the agent and if they had an easy time selling the homes. Depending on the feedback, you can get in touch with the recommended agents, and interview/ask questions that will enable you to choose the best listing agent for you.

4. Ask for Credentials

Ask about your listing agent’s certifications and degrees. Real estate agents have specialties and the alphabet tags after their names are signs that the agent has taken additional classes in a particular category of real estate sales. For instance, certified residential specialist (CRS) means that the person has additional training in handling residential property.

5. Check for References

Ask your potential agent for a list of past clients. Many former customers are usually willing to share the details of their encounters with the agent, including how he or she handles any issue that arises. Call two or three from the list to verify that the listing agent handled their home sales to their satisfaction.

6. Honesty and Integrity

Choose an agent who is trustworthy and tells it as it is, even if it isn’t the easiest thing to do. An honest REALTOR® will lay out everything that you should expect, from feedback to selling price. In the end, honesty can save you lots of worries and unnecessary hassles.

7. Good Communicator

Before hiring a real estate agent, ask how he or she will communicate and how often. You should be able to count on the agent to inform you of the progress. The agent should communicate after every showing and should be able to give a regular report outlining house showings and feedback.

8. A Seasoned Agent Is a Plus

While knowledge is necessary, an experience is worth its weight in gold since it gives the agent the needed tools to generate profit and speedy sales. Although real estate business has a learning curve, the agent of your choice should have an irrefutable ability to deal with any arising issues.

9. Strong Negotiating Skills

Selling your home is a significant transaction and it helps if you find a skilled negotiator to represent your interests to achieve a successful and smooth sale. Find an agent that will be by your side from the listing appointment to the closing table.

  1. It was great how you said that I should choose a listing agent that was honest and that I will be able to determine that by getting them to lay out everything that I need to expect, from the timing to the selling price. That’s actually a pretty good tip to consider, especially now that I am planning to sell my house in order to buy a new one. Recently, I got a job at a nearby city, and it’s a two-hour drive from where I currently live. It’s kind of a hassle having to do that every day. Thanks for sharing. Your advice really helped.

I will keep that in mind since we will be selling our house this year. We need to hire a listing agent to help us sell it fast because we will need the money to downsize and the remaining cash will be allotted for the medication of my husband who has diabetes. Thanks for the tips!

  14. My friend is going to be selling her home soon, so knowing how to pick out the best agent and listing service will be important for her to get a quick sale. You’re definitely right that the internet plays a major role in all of that, and so she’ll for sure want to find someone with a strong internet presence and marketing understanding. Looking for some that is a certified CRS, as you said, would be great for her aspects as well, and I’ll be sure to pass that on to her.

  15. I like the tip that you gave to choose a realtor who you can check their references. My wife and I have been talking about finding a realtor to help us find a new home to move into that will be closer to her mom’s house, and it would be important for us to know that we can trust in who we choose to hire. If we decide to hire a realtor, I will be sure to look for one who’s references I can check.

  16. Thank you for posting these tips on finding a good listing agent! I agree with what you said about determining your agent’s degrees and certifications. If I was trying to find a broker, I would want to make sure they were trained properly.
